5 Tips for Selling a Home in the US

Saw an article in INTERNATIONAL BUSINESS TIMES that related to our recent post on Selling a Home in Florida.

In today’s challenging U.S. housing sector, are there ways prospective home sellers can make their home more-likely to sell? Below are 5 suggested tips from the piece…

The National Association of Realtors reported that June U.S. existing home sales unexpectedly fell 0.8% to a seasonally-adjusted annual rate of 4.8 million units, down from May’s 5.23-million-unit rate. A Bloomberg survey had expected existing home sales to rise to a 4.9-million-unit rate in June.

Equally significant, home inventories rose to an 9.5-month supply in June at the current sales pace, up from May’s 9.1-month supply. A healthy housing market typically has a 3-5 month supply of existing homes.

1. Incentives – In this market, it’s all about distinguishing your home from the pack, in a good-kind-of-way.

You’d be amazed at how many potential buyers will attend your open house, just due to the incentives.

2. Enhanced Marketing – The social media presence will enhance your real estate agent’s marketing operation.

3. Self-finance – This obviously is not an option for all home sellers but can work for some.

4. Lease It – Again, for some home sellers, this is not practical, but if you can, consider leasing the home for 1 year or longer. The advantage is obvious enough: leasing extends your home sales window, and when the lease expires, U.S. housing market conditions may have improved. Some sellers are leasing their home for even less than their monthly mortgage payment: in the long run, if home sales rebound, they should recoup their month-to-month loss.

5. Lower the Price – Obviously consult your realtor.

Orlando’s Latest Growth Projections

There were a couple of good articles in the Sentinel this week where Orlando and Orange County were mentioned in future growth and recovery projections:

Orlando among nation’s next boom towns

Here’s a bit of bright news for recession-weary Central Florida:

Forbes has ranked Orlando 10th in a list of US cities poised to become America’s next boom towns.

The cities, Forbes says, have struggled through the recession but both are well positioned for strong growth once the economy finds some sustainable mojo.

Of Orlando and Phoenix, Forbes.com writes..

“They still have more jobs now than in 2000. Their demographics remain surprisingly robust. Despite some anti-immigrant agitation by local politicians, immigrants still seem to be flocking to both of these states. Known better as retirement havens, their ranks of children and families have surged over the past decade. Warm weather, pro-business environments and, most critically, a large supply of affordable housing should allow these regions to grow, if not in the overheated fashion of the past, at rates both steadier and more sustainable.”

Orlando was the only Florida city that made the top 10.

Topping the list was Austin, Texas, followed by Raleigh, N.C.

and some new growth rates based on projections from the 2010 census …

Orange County, FL expected to lead Florida growth

Orange county is projected to lead the state in growth over the next 30 years, according to new population estimates. Orange is expected to increase its population by 670,000 by the year 2040, outpacing Miami, Tampa and Palm Beach.

The new projections are the first based on the 2010 census. They show Orange County outpacing Miami-Dade and Hillsborough counties, while Osceola County is predicted to add more people than Broward County.

“The expectation is that eventually we will get out of this recession and things will return more to normal,” said Stan Smith, director of the Bureau of Economic and Business Research at the University of Florida.

Orange County also will benefit in the future from the continual movement of the state’s population from coastal areas into interior counties, said University of Central Florida economist Sean Snaith.

Florida, in recent decades, has begun to mirror California, where the expense of living in Los Angeles and San Francisco spurred growth inland, Snaith said.

“As the cost of living in the coastal areas becomes more expensive, that squeezes population growth toward lower cost-of-living areas,” he said.

Another indication, hopefully, that the recession may be truly over here in the Sunshine State of Florida.

Universal’s Islands of Adventure wins best theme-park award

Universal’s Islands of Adventure wins Theme Park Insider – best theme park award

Orlando theme parks fared very well in this year’s Theme Park Insider Awards, scoring victories in three of the four categories.

For the second consecutive year, Universal’s Islands of Adventure won best theme park.

Star Tours at Disney’s Hollywood Studios was named best new attraction.

Epcot’s Bistro de Paris earned the best theme park restaurant for the second year in a row.

The Theme Park Insider Awards are based on average reader ratings on www.themeparkinsider.com over the past 12 months.

No doubt Wizarding World of Harry Potter contributed to IOA getting top reviews.

Busch Gardens in Tampa was a runner-up for best theme park. Cheetah Hunt, the new coaster at Busch Gardens, fell just short of the best new attraction prize.

In the restaurant category, multiple winner Mythos at Islands of Adventure, and Epcot’s Via Napoli were runners-up.

Universal’s Portofino Bay and Disney World’s Beach Club Resort were voted runners-up in the hotel division by the website’s readers.

Yet another reason we love Orlando!

Selling a Florida Home

There was an interesting article in today’s Business News Express about an alternative way of selling your Florida home.

It’s called a “Reverse Offer” and a brief outline is below…

Reverse offers are a new phenomenon on today’s real estate scene. The fact that the market is clearly a buyer’s market has caused sellers who need to sell their property to come up with some new ideas. One of these is the reverse offer.

Instead of the normal approach where a buyer looks the home over and makes an offer to the seller, with reverse offers it is the seller making the offer.

There are actually a few approaches one can use. For sellers whose homes have been on the market for some time, the agent for that seller might go back to all the people who have looked at the home and make them an offer to buy the property. Another approach is to have the agent approach a particular potential buyer who has come back and looked at the property more than once and who has expressed interest in it.

Needless to say it does not make sense to reiterate the same offer all over again that the potential buyer was aware of when they looked over the property. Some other incentives need to be added to make the deal look more interesting. One way to do this is with a lower price, but other enticements can be used as well, such as paying the closing costs for the buyer, or perhaps buying down their mortgage rate a bit. Other tangible property could also be put into the deal, such as an automobile or a large screen TV, for example.

There are a few particulars to keep in mind when putting together this kind of a proposition.

In order to create some sense of urgency in the mind of the buyer, make the reverse offer valid for just a short period of time. One, two, or at most three days would be appropriate. Also, if the offer is being extended to more than one potential buyer, let everyone know that others will receive the same offer and that the person who gets the home will be the first one who responds.

Additionally, if you are going to approach a person who has come back and looked at the house more than once, ask you agent to contact the agent for the buyer and try to find out exactly what the issues were that kept that person from buying the home in the first place. If the buyer’s real reasons for hesitating can be determined, perhaps the problems can be addressed without to much work or too much cost.

Reverse offers can be a good approach for people who are very motivated to sell their property but who face a lot of competition. There might be other similar homes for sale in the neighborhood, or perhaps there are foreclosed properties on the market. Showing some creativity and eagerness to sell might be the thing that gives you an edge. Remember, foreclosures come with lower prices, but if a bank owns the property it will be sold “as is”, and any unseen problems will be the responsibility of the buyer later on.
