US home sales hit 10-year high in January 2017

Existing home sales up 3.3% (January)

U.S. home resales surged to a 10-year high in January as buyers shrugged off higher prices and mortgage rates, a sign of growing confidence in the economy.

The National Association of Realtors said on Wednesday existing home sales jumped 3.3 percent to a seasonally adjusted annual rate of 5.69 million units last month.

That was the highest level since February 2007.

December’s sales pace was revised up to 5.51 million units from the previously reported 5.49 million units. Economists had forecast sales rising 1.1 percent to a 5.54 million-unit pace in January. The NAR also revised sales data going back to 2014. The revisions were minor and had no impact on the characterization of the housing market.

Sales were up 3.8 percent from January 2016. A persistent shortage of properties available for sale, which is lifting house prices, remains an obstacle to a robust housing market.

The Employment-Based Immigration Investor Program, or EB-5, was created by Congress in 1990 to encourage foreign investment in the nation’s blighted urban cores and rural areas by offering a path to citizenship as an incentive.

Flávio Augusto da Silva, the Orlando team’s majority owner, said he aims to raise half the cost of the $156 million stadium with EB-5 money.

 

Defenders say EB-5 has created thousands of permanent jobs in the U.S. and generated billions for new projects including condominiums, hotels, and shopping malls.

After investing their money, EB-5 applicants typically wait 16 to 24 months for a temporary green card, he said. They can seek U.S. citizenship five years later.

Investors in the Orlando soccer stadium also receive a stake in the company that runs the stadium and two club seats for 10 years.

Occupancy at the Lake Buena Vista Resort continues to surpass the previous year for the 7th consecutive month of year-over-year improvement. This March they had 89.6% occupancy compared to 84.7% in March 2015. The year-to-date occupancy is at 83.5%.

Lake Buena Vista Resort is centrally located just over a mile from Walt Disney World and minutes to Universal Studios and SeaWorld. The spacious 2, 3, and 4 bedroom, fully-furnished condos will make you feel right at home.

Walt Disney World Epcot’s “Sounds Like Summer” concert series starts June 5th. During this seven week event, bands will pay tribute to the music of Fleetwood Mac, Tina Turner, and Bruce Springsteen just to name a few. Animal Kingdom’s “Flights of Wonder” is being refurbished and is scheduled to reopen April 17th.

Universal Orlando celebrates high school grads with their annual “Grad Bash”. This is an amazing party with music, dancing and adventures. Seniors can enjoy the park’s rides and attractions plus a live concert. Check for reservations on select nights through April 29th. Middle school grads can celebrate with their friends at “Gradventure” held at Universal May 20th. They can enjoy both theme parks, DJ dance parties, karaoke, and street entertainment.

SeaWorld’s much anticipated Mako hyper coaster will make its debut on June 10, 2016.  Mako will be the tallest, fastest and longest coaster in Orlando. Riders will soar 200 feet high and reach speeds of up to 73 mph.  Park educators will answer questions and visitors will learn about the dangers to manatee in the wild such as boat strikes, cold stress and entanglement.

Recently, the Lake Buena Vista team hosted the British/American Chamber of Commerce annual event at our Resort. There were a record number of attendees. Over 75 professionals enjoyed an evening of networking with developers, mortgage brokers, lenders, insurance agents, real estate brokers and attorneys.

The main topics revolved around international tax laws, insurance needs, and EB-5 opportunities. Investments for international buyers were a popular subject for many.

According to the Orlando Regional REALTOR® Association, April is the start of Orlando’s home buying season. March 2016’s low inventory pushed home prices up 10% from March 2015 and the median price is up 5.41% compared to February 2016. The median price of condos increased 16.56% compared to March 2015.

Orlando home prices up 5 percent

Orlando home prices pushed up 5 percent in March from February.

The median home price for the core Orlando market was $195,000 in March. During the last year, prices jumped 10 percent and wages grew about 1 percent, according to a new report by Orlando Regional Realtor Association.

For Orlando buyers in March, the bad news was that prices hiked and for-sale signs disappeared.

Since last summer, buyers have chipped away at Central Florida’s inventory of homes on the market.

Since the beginning of the year, the supply has dwindled from 5 months to just 3.5 months – almost half of the 6-month supply that marks a balanced market.

Houses lasted 70 days on the market before landing a contract, down from 80 days a year ago.

Final sales prices were just 97.1 percent of the asking price.

Early Morning at the Theme Parks

Here’s a great guide from the Sentinel about what’s going on early at the parks…

Magic Kingdom Welcome Show…a cast member welcomes guests from the train platform. Couples up there sing and dance. Tunes include “Good Morning,” “Zip-A-Dee-Doo-Dah” and “Casey Jr.” from “Dumbo.”

Mickey and company arrive on the train and instant mass photo opp begins.

The characters disembark for a bit of waving and merriment and a 10-9-8 countdown for the park opening.

SeaWorld opens with the national anthem through the park’s P.A. system about 15 minutes before the people work their ways through the turnstiles.

Once the park is opening, the soundtrack switches to “Beneath the Blue,” a soaring non-national anthem written for SeaWorld’s 50th anniversary.

Universal Orlando’s…one park opens early each day for guests staying in on-property hotels. It alternates between Islands of Adventure and Universal Studios.

Most Universal early birds take advantage of alone time at the Wizarding World of Harry Potter. Regular visitors might opt for Hollywood Rip Ride Rockit at the Studios or the Amazing Adventures of Spider-Man or Pteradon Flyers at IOA. That could all change again this summer when the Incredible Hulk coaster reopens and when Skull Island: Reign of Kong makes its debut.

Investment Sales Jump in the US

According to a new annual survey by the National Association of Realtors, vacation home sales in the U.S. cooled off in 2015 but remained at the second highest amount in nearly a decade, while investment purchases increased for the first time in five years.

Mirroring the strong price growth seen throughout the U.S., the median sales price of both vacation and investment homes surged in 2015.

NAR’s 2016 Investment and Vacation Home Buyers Survey, covering existing- and new-home transactions in 2015, found that vacation-home sales last year declined to an estimated 920,000, down 18.5 percent from their most recent peak level of 1.13 million in 2014.

Investment-home sales in 2015 jumped 7.0 percent to an estimated 1.09 million from 1.02 million in 2014. Owner-occupied purchases jumped 15.9 percent to 3.74 million last year from 3.23 million in 2014 – the highest level since 2007 (3.93 million). Sales estimates are based on a national online survey including responses from over 2,000 U.S. adults who purchased a residential property in 2015, and exclude institutional investment activity.

Lawrence Yun, NAR chief economist, says vacation sales took a sizeable step back in 2015, but still came in at the second highest amount since 2006.
